On June 24, 2010, the residents of the Dolphin Towers, a 12 story residential condominium constructed over a 3 story parking garage in Sarasota, FL heard a large “BANG”. The residents of the 4th floor plaza level condominium units found some large cracks in the walls and floors and doors that would not open that caused much concern. Five days later, the building was condemned by the City of Sarasota, and the residents of Dolphin Towers began what turned out to be a 5-year ordeal to get their homes back. Thirty months later, Consultants and a MD based concrete restoration contractor were hired to repair the 40-year-old building. The work included the strengthening of the failed 24” thick concrete transfer slab, all tower garage concrete columns, numerous pile foundations, many tower slabs and the condominium exterior walls along with the installation of new concrete shearwalls. The design and construction won two national awards from the NCSEA and ICRI for creativity, workmanship and economics that saved the unit owners over $5,000,000.

Frank is considered the in-town expert in the functional layout and design of precast, cast-in-place and steel parking structures. His extensive design experience has been utilized in several design/build projects where Morabito Consultants’ alternative design solutions have saved numerous owners construction time and large sums of money. In addition to his building experience, Frank has been involved in the design of unique structures and the development of new construction concepts. His experience also extends into the areas of Forensic Engineering and structural repair, which includes the investigation and repair of numerous concrete, masonry, steel and wood framed structures which have collapsed or are experiencing signs of structural failure.
